3 Thames Road delivered 161 new homes on a former industrial site in Silvertown, across three buildings of eight to twelve storeys on the north bank of the Thames near the Thames Barrier.

The design is fabric-first and future-proofed: every dwelling has whole-house MVHR heat-recovery ventilation and underfloor heating, the roof carries a solar PV array, and the communal heating is set up to connect to the Royal Docks district heat network as it comes forward.

AMF MEP provided the mechanical and electrical design across all three blocks, including site-wide external services and CFD-validated smoke-ventilation design, through to completion.
