Our thirteen services exist because London projects demand them together, not separately. Core MEP design in Revit is where every commission starts; around it sit the disciplines that London planning and building control now make unavoidable: IESVE dynamic thermal modelling and CIBSE TM59 overheating analysis for Part O, SAP, SBEM and EPC work for Part L, Net Zero Carbon strategy for the energy statement, and district heating and energy-centre design where heat networks take priority. For taller and more complex buildings we add BEMS, LV and HV electrical infrastructure, standby generation, EV charging and vertical transportation; for the super-prime market, home automation and the acoustic and spatial discipline that market expects. One consultancy carrying all of it means one coordinated model, one fee, and no gap between the energy strategy that won planning and the systems that get built.

An MEP consultant designs a building's mechanical, electrical and public health systems (heating, cooling, ventilation, power, lighting, water supply, drainage and life safety) and coordinates them with the architecture and structure so they can be built, commissioned and maintained. On a typical London residential scheme that means producing the energy strategy that supports planning, developing coordinated Revit models and specifications through RIBA Stages 3 and 4, supporting tender and contractor appointment, then reviewing installation on site through Stages 5 to 7. The quality of this work determines whether risers fit, plant rooms are adequate, and the building performs as its planning consent promised.
How much does MEP design cost?
MEP design fees are driven by scope and complexity, not floor area alone. The main drivers are: which RIBA stages you are buying; building height and typology, since a Higher-Risk Building carries gateway documentation a low-rise scheme does not; system selection, because an ambient-loop heat network or energy centre demands more design effort than simpler plant; the modelling burden (TM59 overheating, Part L compliance, CFD smoke analysis); the BIM level of detail specified; and how many design iterations the programme allows. We price against a defined schedule of deliverables per stage, so competing fees can be compared like for like. Be wary of the lowest bid: it often excludes the studies that planning conditions and building control will later require.
When should I appoint an MEP consultant?
Before planning submission, ideally as the concept takes shape around RIBA Stage 2 to 3. In London the energy strategy is a planning document, and its decisions on heat pumps or a heat network connection, rooftop PV and the ventilation approach that satisfies Part O dictate riser positions, plant space and roof area. Fixing those after consent means redesign, and sometimes a Section 73 application. Early appointment costs a fraction of what late coordination problems cost. Where a scheme includes site-wide infrastructure, as at 3 Thames Road in Silvertown, early MEP input matters doubly, because utility and network decisions precede everything else.
Which regulations most affect MEP design in London?
Four regimes dominate. First, the London Plan's energy requirements: development proposals must follow the energy hierarchy, demonstrate on-site carbon reductions and prioritise connection to heat networks where available, so ambient-loop and district heating competence matters in the capital specifically. Second, Part O of the Building Regulations: overheating compliance, typically demonstrated through CIBSE TM59 dynamic modelling, is hardest in dense London flats and shapes facade, ventilation and cooling design. Third, the Building Safety Act 2022: residential buildings over 18 metres or seven storeys pass through a gateway regime demanding rigorous, auditable design information. Fourth, fire and life safety standards for tall residential: BS 9251 sprinklers, BS 8629 evacuation alert and smoke ventilation, which we validate with CFD.
Can you take over a design mid-project?
Yes. A substantial share of our London work is Stage 4 and 5 delivery on designs begun by others. At Grosvenor Place in Belgravia we carried Stage 4 to 5 MEP on an English Heritage site; at Cyprus Beckton we took Stage 4 to 5 mechanical design for 211 apartments on an all-electric ambient-loop network. Every takeover starts with a design review: we audit what exists, flag gaps and coordination risks, and tell you what you are inheriting before we price the remaining work. That honesty at the start is what prevents the second consultant repeating the first one's problems.

Yes. At Cuba Street on the Isle of Dogs we deliver MEPH drawing production and BIM coordination on a 52-storey tower of 434 homes; at Apex 1 in Nine Elms we designed the amenity-floor M&E for a 26-storey build-to-rent tower; and Orion Park in West Ealing includes a Higher-Risk Building designed under the Building Safety Act 2022 regime.
