Because we design the mechanical and electrical plant as well as the controls, the BEMS specification is written by the engineers who sized the systems it will run. At Cyprus Beckton we are designing the BEMS that controls the communal plant of an all-electric neighbourhood of 211 apartments across six blocks, where roof-mounted air source heat pumps feed an ambient-loop heat network. Control logic, points and metering are defined during the design stages, so commissioning proves a strategy that already exists rather than inventing one on site.

What is a BEMS and do we need one?

A Building Energy Management System (BEMS) is the central control platform for a building's operations, covering HVAC, lighting and security. If your building has communal plant, a heat network or a meaningful energy target, you need one: it is the difference between plant that runs to a strategy and plant that simply runs.

Can a BEMS control an all-electric heat network?

Yes. At Cyprus Beckton we are designing the BEMS controlling the communal plant of an all-electric, 211-apartment neighbourhood, where air source heat pumps feed an ambient-loop heat network serving six blocks. The control strategy and metering are designed alongside the mechanical plant itself.
