Energy-efficient building envelope

Part L of the Building Regulations governs the conservation of fuel and power, setting minimum energy performance standards that every new building must demonstrate through calculation. AMF MEP provides comprehensive SAP assessments for dwellings and SBEM calculations for non-domestic buildings, including EPC lodgement, to ensure buildings achieve high levels of energy efficiency and carbon reduction. Because our assessors sit within an MEP design practice, the compliance model and the engineering design describe the same building rather than two different versions of it.

We carry the compliance case from design-stage calculations through to as-built assessments and lodged EPCs, reflecting the fabric, airtightness and services performance that must be evidenced during construction. Where a scheme carries planning-level carbon targets beyond the regulatory minimum, we model against those too. At Selby Urban Village the homes are designed to a 91% regulated-carbon saving against Part L 2021, and at Uxbridge Town Centre West the SAP, SBEM and EPC workscope sits inside the full MEP design for 267 apartments.

What is the difference between SAP and SBEM?

SAP is the methodology used to demonstrate Part L compliance for dwellings; SBEM covers non-domestic buildings such as offices, retail and commercial units. Mixed-use schemes usually need both. At Uxbridge Town Centre West, with 267 apartments and four commercial units, we deliver SAP, SBEM and EPCs within a single compliance workscope.

When do Part L calculations need to be carried out?

Twice, in effect. Design-stage calculations demonstrate the proposed building will comply before work starts, and as-built calculations confirm it after construction, drawing on air tightness testing and commissioning evidence, with the EPC lodged at completion. Starting early means the design can be steered towards compliance rather than patched at the end.

What happens if the design does not pass Part L?

We engineer it until it does. Because we design MEP systems as well as running the calculations, we can adjust the services strategy, fabric specification and renewable provision and immediately test the effect in the model. That is a faster and cheaper route than passing a failing report between separate consultants.
